San Nicola S.p.A. is a real estate company headquartered in Florence, established in 2011 and converted into a public limited liability entity in late 2021.

It has played a crucial role in nearly all significant real estate transactions undertaken by the Group over the past decade.

Today, San Nicola S.p.A. boasts a highly impressive track record in the real estate sector.

Florence
The Ispettorato Territoriale del Lavoro building

In 2018, San Nicola S.p.A. acquired a building complex in Florence, located at Viale Spartaco Lavagnini 9, comprising a four-storey building above ground, covering approximately 2,500 m2, along with a 550 m2 courtyard.
It currently houses the offices of the Ispettorato Territoriale del Lavoro, the Italian government organization that enforces labour standards, to which it is leased.
The acquisition was entirely funded by the Group’s own resources, without any loans from banks or external financing parties.

Pontedera
The Chiesino area

San Nicola S.p.A. purchased an area known as the “Chiesino” by preliminary deed of April 2021 and subsequent final deed of April 2022.
This is a plot of land of more than 180,000 m2 with a gross usable area of 23,500 m2 (for commercial and small industrial development) and future construction of car parks and roads.

Scandicci
The Euroalfa building

In 2019, San Nicola S.p.A. acquired the Euroalfa building complex through a competitive public bidding process.
It consists of two construction plots totalling 34,000 m2 on a total surface of 206,000 m2.
The complex is situated in an area conceived to facilitate the substantial growth of some of the world’s most exclusive fashion brands. Positioned precisely between Gucci’s headquarters and the former Braccialini factory, it offers an ideal location for businesses seeking proximity to renowned industry leaders.

Lucca
Shopping Mall

In 2019, the Company acquired a property complex for commercial use and services, as well as a car park and a bar from Alba Leasing (BPM Group). The property is in a commercial area at the exit of the A11 motorway in Lucca and includes buildings for 4,900 m2 and appurtenant areas of 14,000 m2.
It is currently leased to Bricocenter and Tigotà.

Prato
Pratocity

On 28 July 2022, San Nicola S.p.A. acquired from Patrimonio Immobiliare the building complex located at Via Valentini 7 in Prato, commonly referred to as Pratocity.
This is a property of approximately 10,000 m2 for offices and business use, with 72 units (most of which are leased), as well as related underground parking spaces, expresso bars and services for which the company manages the corresponding lease contracts.
The restyling and modernization work described in the redevelopment plan will begin shortly.

Milan
Towers District - Via Senigallia

On 1 March 2022, the Company entered into a preliminary agreement to purchase a property complex in Milan from Unipol Group.

Situated at Via Senigallia 18/2, the complex comprises four towers, each spanning approximately 12,500 m2, totalling 50,000 m2, to be used to host offices, storage rooms and garages, as well as a service area and underground car park.

Piombino
Torre del Sale

This property, known as the “Ex Casello Idraulico di Bonifica Torre del Sale”, is an ancient water reclamation building located in Torre del Sale within the Tuscan municipality of Piombino, near Livorno.
It consists of a plot of land measuring 11,854 m2 featuring a main building (Torre del Sale), as well as an annexed masonry kiln house and adjacent rooms, totalling approximately 885 m2 in surface area.
In 2011, the building was declared an asset of special interest pursuant to Italian Law 1089/39 and subsequent Legislative Decree 42/2004.

Siena
Valli

Valli is a building complex situated in the municipality of Sovicille, nestled on the slopes of the Montagnola Senese, an area of hills to the west of Siena surrounded by 1.1 hectares of land.
The construction is entirely built of mixed stone and brick masonry with horizontal wooden structures.
The total surface area is approximately 2,500 m2.

Forte dei Marmi
Attico Spinetti

Attico Spinetti is an exquisitely refurbished penthouse featuring a panoramic terrace, situated on the third and top floor of a building located at Via Spinetti 10 in the seaside town of Forte dei Marmi.
